Only the guests registered to the home can use the home. No more then 6 guests for a short visit of less than 6 hours, but not daily. No more than 3 cars in the driveway please and beach parking for friends. This cannot be the party house for other families and friends in the area. We want you to have fun but need to respect our neighbors. Thank you in advance!!

The living level and Pool/Spa lanai is on the same level with no stairs which makes this large home much more attractive then the three and four story homes with the pool a flight of stairs down, plus much safer being able to see the children and be part of the action since the large opening kitchen/bar window is right there giving you and your guests a great gathering area to communicate and have fun!

Safer area then many larger Florida cities.
It is almost always rated #1 or #2 beach in the US for a reason. They spent 23 million dollars on remodeling our beach amenities within the last few years. The critics say they can't give it to us every year but would if they could as their rating gives a economic bust to the area.
Attractions Within Walking Distance
Siesta Village shops and entertainment is only one mile or less. Walk or take the Siesta Breeze Trolley that is free and it can be hopped on only a two minute walk to the pick-up location. We also have tip taxis that are a bargain and can be picked up at the front door of the home, large golf carts , vans and small buses.
You cannot beat the location for a larger home other then being right on the beach at a higher price level.

Rules and suggestions-
Please keep volume of voices and kids screaming at the pool to a normal speaking level so as not to disturb the neighbors. I know this can be difficult as kids get excited, do your best.
The cleaning fee covers 10 hrs. of cleaning, linen service, window and patio cleaning plus products. If I get billed for more time then the extra time will be deducted from your damage deposit at $27 per hour.
Please rinse off all beach equipment and put back the way you found it in the garage.
Do not leave rented bicycles, scooters or carts in driveway, only garage with g. door kept down. Not even for short time as neighbors do not want it to look to touristy. Please be very conscious of this.
Do not put towels or swimming suites over the balcony rails in front of the house.
Please shake out beach towels at beach as they hold a lot of our fine white quartz sand and ruins the washing machines plus it causes a big mess in the house.
Rinse off in outside shower before using pool. Rinse heavy sand with hose on side of house.
Garbage day is early Wednesday morning so put it out to the curb on the l side of the house on Tuesday night.
No more then three cars allowed without consent of owner, please put one or two cars in the garage during your stay. This is a nice neighborhood and want to keep the neighbors happy.

Call me for instructions on how to use the pool. Take a photo with your phone of valves so you know how to reset them after changing over to spa jets and spa heat. Reset heater after using the spa so you are not heating the pool to spa temperatures. Pool needs to filter so you have to reset to pool after two days maximum of heating the spa.
Cancellation Policy is strict, if owner or manager can book to another family then you will get refunded less 20% of Total Rent less the sales tax for a re-booking fee to the new renter.
