THE VILLA:

The SPACE:
This resort pool villa offering lavish views of the golf course. This home's modern custom-built design and customized space for up to 4 king size beds or up to 12 guests all in separate single beds, features 2 en-suites. Style and comfort characterizes this custom built villa, located in the quaint Highlands Reserve Golf Resort in Davenport, only about 9 miles from the Disney World entrance (by Walt Disney YMCA Sherbert in the Disney World Animal Kingdom area). Get ready to be bedazzled!

The great room offers the perfect place to relax after a day at the parks or in the pool and flows into the fully functional kitchen featuring state of the art appliances, kitchen seating area. The fantastic outdoor area features a pool, spa, lounge chairs, and an outdoor dining table and nice outdoor sofa sitting area, perfect for enjoying breathtaking sunsets overlooking the golf course.

As soon as you step inside this villa you will be welcome by an 20 foot ceiling foyer and will usher you into an elaborate living room and dining room area. After a day of adventurous activities with the whole family or with your company executives enjoy one of the comfortable sofas with living room featuring a 75-inch SMART TV.

The chefs of the family or your private chef (after reservation we have a preferred list of private chefs who can come to the house), will be ecstatic to prepare the gourmet meals for all in the fully equipped custom kitchen complete with stainless steel appliances. Start your day off right with breakfast by the pool and in the kitchen where both indoor and outdoor large dining tables can be set up for formal dining space seating up to 30 persons (inside & outside combined).

Enjoy a freshly cooked meal from your kitchen which leads right out to the pool deck. Step out onto your private pool deck with a custom Florida pool. Spend the day sunbathing in one of the sun loungers or seating area surrounding the pool while you listen to the sounds of your favorite tune with our Alexa/Nest speaker we provide by connecting to with Bluetooth/Wifi.

You will find 2 en-suites including 5 bedrooms with 5 king-sized and 3 single beds or up to 12 single beds (your choice with our sophisticated customized bed set) and each with their own ensuite bathroom and SMART TVs.

Villa is ideal for entertaining with a private movie/game room featuring a home media center. Are you in the mood to relax and watch a movie instead grab some popcorn and have a movie night the whole family.

SOPHISTICATED CUSTOMIZED BED-SET-UP:

Please note that we have a sophisticated and flexible customized bed set up for each guests where each bedroom can be set up with 1 King or 2 Twins. For king size bedding we use memory mattress topper, a king size mattress cover, a king size fitted sheets so there is no seam and where you can enjoy the extra memory foam comfort.

SHEETS, DUVET & BEDDING:
- We provide 2 twin down comforters for a king size bed-set-up or 1 twin down comforter for each twin size bed-set-up. (that is 1 per person)
- We provide 4 pillows for a king size bed-set-up and 2 pillows for each twin size bed-set-up (that is 2 per person)
- When a king size bed-set-up is requested it consists of 2 twin bed frames being placed together covered with memory foam and a king size mattress cover. (So you get the comfortable king size bed experience).
- We use duvet sheets that goes around each down comforter, which are common in Europe and at most modern hotels. The duvet sheet cover sheets gets washed before each guest arrival. Therefore we do not use any additional top sheets as the duvet sheet cover the comforter is the fitted top sheet.

We work with tee time wholesalers and directly with courses on just about a daily basis. When booking with us you will get the absolute lowest net rates without any fees added on you golf. A PGA Golf Professional has been a part owner of this property since it was acquired and knows most of the local pros, wholesalers and local golf courses. We therefore will give you the perfect suggestions to match the type course you prefer and within your budget. It is the best of both worlds getting the local knowledge from a PGA Pro and Lowest Golf Rates. Again with us you do not get stuck in a golf package. With us you have complete freedom to change any tee time and any course whenever you want within the guidelines of the courses and this way you do not have to pay for any change fees or upgrade fees which 99% of golf vacation package companies will charge you after you are locked in. We love golf and would love to talk golf with you all day, but that is not going to make us efficient or successful so therefore we do not give quotes or suggestions on golf until after you have reserved your accommodation with us. Any additional housekeeping requirements can be arranged such as on a daily basis upon request at nominal charges

There are 2 large spots in the driveway ok for large SUV or large Vans and 2 cars can park 70 yards down the street across on the other side of the road (where there is an empty lot) . Any additional cars must be parked at the golf clubhouse. There is no parking on the grass at any time and no overnight parking on the streets due to county ordinance.

You will check-in with our home cartetaker/property manager at
203 Ambersweet Way, Davenport, FL 33897 office (down the street from our box office and listing address at 7862 W US-192, Kissimmee, FL 34747 - this address you use to send any pre-ordered amazon items, luggage, golfclubs, or deliveries prior to your arrival). Home is located only a couple of blocks from our home cartetaker/property manager, just south of US-192 off Hwy 27 at Highlands Reserve Golf & Tennis Community where you can enjoy championship golf clubhouse, tennis courts, and a snack bar.

To protect the privacy of our guests and the security of the property we do not give out exact villa numbers before check-in (just like all resorts worldwide), because we do not wish to have guest trying to do preview tours or arrive earlier without prior notice that could disturb in-house guests/cleaning persons. We have learned from previous experiences where early arrivals knock on doors, peak through windows, wake up guests after early/red-eye flights or at early cruise arrivals, and we are sure that you would not like this happen to you. We hope you understand that this is just for your protection as our guests, to be able to stay without being disturbed by others, and for security of the property.

BED SET-UP:
Please reach out to our home caretaker via EMAIL at least 2 days prior to your arrival with your preferred bed-set-up (if you are singles or couples/king beds vs twin beds).
Each room can be set up with 2 twins or 1 king/queen. For king/queen size bedding we use a king/queen size memory mattress topper, a king size mattress cover, a king/queen size fitted sheets so there is no seam and where you can enjoy the extra memory foam comfort. Please see floor plan for furnishings and bed setup options.

IMPORTANT NOTE regarding CHECK-IN:
Please do not just show up and expect to be checked in since this is a private home.
We always try to be flexible on check-in and check-out whenever possible. It all depends on when previous guests check-out, maintenance needing to be done, and when future guests arrive.

CHECK-IN
Normal check-in is at around 5 pm or later for your arrival. This is a private home we do have lots of cleaning to be done and maintenance preparation that needs to be done before you can check-in. We may also have guests checking out the same day you are arriving, so the earliest we can check you in is normally at 5 pm since we need enough time to prepare and clean the home for you. If you are arriving earlier than 5 pm and have a rental car we suggest you keep your luggage in your rental car until 5 pm when we can check you in.

Most important is that our home needs to be completely clean and ready for you before anyone can be allowed inside the home. We cannot let anyone onto the property before your 5 pm check-in. It is our goal to give you as our guest the best first impression. Thank you for understanding.

CHECK-OUT
Normal check-out is at 10 am so we can prepare home for future guests. You can check with our home caretaker in the morning of your departure to see if she can get you a slightly later check-out at noon for instance (if available). Thank you for understanding.
